Building Energy
Performance Standard
(BEPS) Compliance

The Building Energy Performance Standard (BEPS) was unanimously passed by the St. Louis Board of Aldermen and signed into law by Mayor Krewson in May 2020. With its passage, St. Louis became the 4th jurisdiction in the country and the 1st in the Midwest to mandate significant reductions in building energy use with this ambitious law.

Buildings Compliance

Buildings will comply by meeting the standard set for their building type as measured in site energy use intensity (EUI) normalized for weather-and operating characteristics. Depending on each building’s baseline EUI, a range of steps may need to be taken from simply reporting performance data that shows the building is already in compliance, to investing in energy conservation measures to improve performance or systems changes.

The standards will be set and publicized by May 4, 2021. Most buildings will have four years to meet the standard (May 4, 2025).

IFS is committed to energy efficiency and environmentally responsible business practices, both as a builder and as citizens of our community. We can help building owners attain BEPS compliance with the following services:
  • Level 1 and Level 2 Energy Audits
  • Design/Build Improvement Plan
  • Dashboarding with EnergyPrint
  • Project ROI Calculations
  • Utility Incentive Assistance
  • Building Retro-Commissioning
  • Apply the principles of reduce, reuse and recycle
  • Pursue ongoing improvement in our environmental performance

IFS Energy
Conservation Services

The typical commercial building wastes nearly one-third of the energy it consumes, leaving much room for improvement. Our energy conservation professionals can help you:

  • Reduce operating costs, now and in the future
  • Improve indoor air quality and comfort
  • Automate mechanical systems for optimal energy usage
  • Increase property value
  • Reduce your carbon footprint

Our skilled technicians will analyze your building and recommend energy saving strategies, including low-cost improvements and energy rebates that can help underwrite more extensive energy-conserving equipment upgrades.

Our ASHRAE Certified Building Commissioning Professionals (BCxP) can help you improve the efficiency of an existing building’s equipment and systems by resolving problems that occurred during design or construction, and address problems that may be developed as the building and equipment has aged.

We are experts in identifying low-cost financing options for our clients’ energy-efficient upgrades. We’ll even help you submit the paperwork for energy rebates.

IFS Energy Solutions

IFS is proud to partner with clients pursuing LEED Certification, the nationally accepted benchmark for the design, construction, and operation of high performance green buildings.

The LEED Accredited Professionals at Air Masters are knowledgeable and experienced in all aspects of LEED, including energy conscious designs and LEED recordkeeping and reporting. Let us help you achieve the benefits of LEED certification:

  • Reduced operating costs and higher building value
  • Less waste sent to landfills
  • Energy and water conservation
  • A healthier environment for building occupants
  • Reduced greenhouse gas emissions
  • Tax rebates, zoning allowances and other incentives
  • Demonstrated commitment to environmental stewardship and social responsibility

The 75kW solar electric (photo-voltaic) system at our building in Fenton, Missouri, produces 18% to 20% of our overall power requirements. Since the Midwest is powered largely by burning coal, solar power is a smart choice to decrease carbon footprint and reduce energy costs.

Our solar electric system will replace approximately 90,000 pounds of coal each year and reduce carbon dioxide emissions by 1,425 tons over 25 years.
